Thermal performance of high-albedo envelope coatings in aging multi-family housing
Abstract
As heatwaves intensify, residents of aging multi-family housing face disproportionate risk because of limited access to mechanical cooling. This field study applied high-albedo coatings to the roof and façade of 32-year-old public rental housing in Gimcheon and compared matched top-floor dwellings over 43 summer days. The intervention significantly reduced envelope and indoor temperatures and improved thermal comfort, demonstrating the value of a low-cost passive strategy for climate adaptation and energy equity.

해석Interpretation
The coating sharply reduced solar heat gain at the roof, with measurable benefits extending to ceilings, walls and indoor air—a practical passive heat-adaptation measure for households without reliable cooling.
The discomfort index improved by 0.44 overall and 0.72 during evening hours.
Limitations
No winter or year-round monitoring; heating penalty was not assessed.
Only two matched units; vacant, naturally ventilated conditions may differ from occupied, air-conditioned use.
Direct roof benefits concentrate on the top floor; lower-floor effects may be smaller.
Long-term reflectance degradation from aging and soiling was not monitored.
